We invest on behalf of institutional and HNW clients via private real estate funds into direct, opportunistic assets either wholly-owned or with proven, expert operating partners.

Although we are geographically agnostic, we only invest in markets where we have experience and/or long-standing relationships with operating partners. We invest across the capital stack, including mezzanine/preferred investments, GP co-invest equity, and JV equity, as well as wholly-owned projects. We have a portfolio of more than 10 projects, comprising both development and cash-flow producing properties across several markets.

Del Monte

Del Monte is a 60,000 sq.ft. historic mixed-use building located near Forest Park and the Central West End in St. Louis, MO. The building is located close to Washington University and major employment centers such as BJC Healthcare, Boeing, etc. Our operating partner is Oliver Properties; as of September 30, 2020, our preferred equity investment was returned and our ending gross IRR was 15% over a 12.86 month investment period. Our investment enabled a complete internal remodel of the apartment building; prior to remodel Del Monte apartments were 85% leased, and now the property is 100% leased and occupied.

Eastlake at Tillery

Eastlake is a 172,000 office development in the rapidly growing Austin market. With our equity sponsor CREA, along with development partner Greenbelt Commercial, we have invested at the GP level in an exciting new development that broke ground in Q4 2019 and delivered in Q1 2021. Boasting a vibrant combination of Class A office, retail and mixed-use developments, the East submarket features a significant opportunity to expand the office market beyond downtown.

Turn Intention Into Action

Artizen is a 13-unit townhome development in the rapidly growing Central West End area of St. Louis. PPAF is the sponsor developer and one of the main equity investors in the project that is financed by American Bank of Missouri. Designed by Trivers Architects and located at the intersection of West Pine and Sarah Street, the luxury townhomes are an uncompromised standard of quality and finish level residence that will be unique to St. Louis’ for sale residential market. The listing agent is Sotheby's International, and this will be their second successful project with PPAF’s principals. The project broke ground in Q4 2019 and is scheduled for delivery in Q4 2020.
